Each and every project starts with a conversation, we seek to understand your main objectives and offer initial advice in terms of scope and viability. We usually follow on from this by visiting the site and compiling as much data as possible in terms of existing drawings.
For larger projects we are often happy to enter a competitive pitch prior to appointment, this does depend on the scope of the project and our own extant workload.
Otherwise, our initial design intent and relevant advice is presented to the client, we also provide a written quote and and timescale for consideration. It is at or after this stage that we ask to be formally appointed.
We will conduct or commission a full site-survey. Accurate CAD drawings are then produced of the current site. We go on to produce initial concept sketches and layout-plans. We will accompany these with sample-boards showing intended finishes. In-short, this phase is intended to provide a good indication of a design scheme while allowing for client-input and necessary revision. When the initial direction and outline plans are signed-off we will provide a scope of works indicating required drawings to be completed in the next phase.
The main design phase involves producing a comprehensive scheme for the project – this includes visuals and sketches of the scheme as it is developed, CAD plans with all areas appropriately detailed and full lighting and wiring diagrams as required. Detailed working-drawings are produced for fabricators and builders. During this phase we will liaise closely with the client and supply drawings accordingly.
Arcitectus will produce a detailed specification (including all drawings) for work to be undertaken for competitive tender of contractors and fabricators- we ask the client to make these appointment directly based on their own impressions of the submissions received – we will offer our advice in terms of the practical viability of all submissions.
We usually manage our projects through to completion – we ensure that designs are correctly and accurately fabricated, keep contractors on-schedule and provide any additional information and direction as is often required. We conduct regular project meetings and respond quickly to any questions or concerns from the client. Lastly, arcitectus will liaise with and provide information to building-inspectors, planning inspectors and conservation officers as may be required.
